"What to Know BEFORE You Repair Your Foundation!!"

There are many reasons you may be experiencing foundation movement. Each of these reasons may require a different repair plan. Following is information you need to know before you repair:

    1. Do you have any plumbing leaks under the foundation? This includes sewer leaks or pressurized leaks.

    2. What type of soils do you have in your area and what did the builder use as fill material?

    3. Is the foundation cracked through or just out of level?

    4. How is the foundation constructed?

    5. What are the contributing factors of the foundation movement. You may need the assistance of a structural engineer to determine this. Reasons can include: poor drainage, leaks under the foundation, poor slab construction, trees too close to the foundation.

Many homes in the Central Texas area have been experiencing foundation movement from leaking sewer lines. If your home is more than 25 years old, chances are that you have a cast iron sewer system.

If that is the case, it is quite possible that you have sewer leaks. Your best bet would be to call a Plumber and ask him to perform a hydrostatic test of the sewer system. What this entails is inserting a ball in your clean out to block the sewer. A commode will be pulled in order to monitor the water level and the sewer system is then filled.

Once the system has been filled, it will need to be monitored at the cleanout (to see that no water is getting past the ball) and at the commode area to note any drop in the water level. If there is a drop, that indicates a leak in the system.

In expansive clay soils, this leaking can cause considerable foundation damage. You must first repair or replace your sewer system in order for a foundation repair to be effective.
